Big-group houses in Inverness, Florida: where to stay

First, a word of warning that will save you an hour: if you're searching for a big house in Inverness, the internet will keep trying to send you to Scotland. Estates in Inverness-shire, lodges by Loch Ness, cottages that sleep eighteen. Lovely, all of them, and nowhere near the Withlacoochee.
The Inverness we rent in sits in Citrus County, on Florida's Nature Coast, where the big draws are bike trail miles, Crystal River's manatees, and a pool you don't have to share with anyone. We manage homes here as single-family houses: whole-house rentals, private yards, your own gate between you and everybody else's holiday. For a group, that's the thing that actually changes the week.
The biggest house we have here sleeps ten
That's Villa S&G, five bedrooms and three bathrooms with a private pool, sitting among pastures in a quiet neighborhood of palm trees and old oaks. It's the one to start with if your group is genuinely large, and the bathroom count is the reason. Three bathrooms across five bedrooms means a morning where ten people get out the door without a queue forming in the hallway.
Two more things about it matter for groups. It allows pets, which not every home in the portfolio does, and it's set up for long stays, so if you're thinking in weeks rather than nights it's worth asking about. The kitchen is the full working kind: a dining table you can all sit at, a full-size range with oven, dishwasher, blender, toaster, and enough wine glasses to make the first evening feel like a proper arrival rather than a grocery run.
One practical note before you fall in love with it: the listing allows up to three cars per reservation. For ten people arriving from different directions, that's a real constraint worth planning around. Carpool from the airport, or talk to us.
Eight people, a hot tub and water in the view
Villa Lovie takes eight across four bedrooms, with three bathrooms, a private pool and a jacuzzi. It's the one with a lake view and a balcony, which is a different kind of evening from a pool deck: coffee upstairs while everyone else is still asleep, and water somewhere in the middle distance.
The bed mix is what makes it work for a mixed group rather than four couples. There's a king, two queens and two twins, so a family with kids slots in without anyone sleeping on a sofa. Villa Lovie is strictly pet-free, which cuts both ways: no good if the dog is coming, very good if someone in the party reacts to animals. Pool and hot tub can both be heated for a daily charge, and the hot tub can be heated on its own, day by day, which is the cheaper move in February when nobody is actually swimming.
When your group is really two groups
Here's the move most people miss. Eleven of you, or fourteen, or a family reunion with grandparents who go to bed at nine and cousins who don't: book two houses rather than hunting for one enormous one. We have several three-bedroom homes in Inverness that each sleep six and each have their own pool, which means two kitchens, two pool decks, two bedtimes, and one group dinner wherever the bigger table is.
Villa Boer sleeps six in three bedrooms and has three bathrooms, which is unusual for a house that size and the reason it's the calmer of the two mornings. There's a hot tub alongside the pool and a dedicated workspace, if someone in the party is pretending not to work. The listing notes quick access to the Withlacoochee State Bike Trail.
Villa Havelaar also sleeps six, with three bathrooms and the largest footprint of our three-bedroom homes here at just over 1,600 square feet. The pool deck has room for the whole party to spread out with loungers, and the pool and jacuzzi can be heated on request. It too sits a short hop from the bike trail.
Villa Willow Wood sleeps six across three bedrooms and two bathrooms, with a private pool heated by electric heat pump for an extra daily fee, and a balcony. Five beds in three rooms, so it flexes for a family travelling with teenagers.
Two of these side by side costs what the arithmetic says it costs, but you get twice the pool and nobody sleeping in a living room. Tell us the dates and we'll tell you which pairs are free in the same stretch, since the Inverness homes aren't all on the same street.
What a large group should actually check before paying
Capacity is the easy part. The things that go wrong on group trips are duller than that.
Cars. Three per reservation on several of these homes. If eight of you are flying into different airports and renting separately, that's the first conversation.
Pets. Villa S&G takes them. Villa Lovie, Villa Boer, Villa Havelaar and Villa Willow Wood do not. Pet-free homes are kept pet-free on purpose, which is worth knowing if anyone in the group is allergic.
Pool heating. It's optional and it costs extra per day, and the minimum number of nights differs house to house. Florida pools in January are colder than visitors expect. If the pool is the point of the trip, budget for heating it.
Bathrooms, not bedrooms. Villa S&G runs three bathrooms for ten people. Villa Boer and Villa Havelaar run three for six. That ratio decides more about the mood of the house than the square footage does.
All of these are whole-house rentals, so the pool and the yard are yours alone, not shared with another booking. We handle the homes ourselves with a local team, which is why the answer to "can we have both houses the same week?" comes back the same day rather than through a call centre.
What you'll actually do here
The Withlacoochee State Trail is the reason a lot of groups pick Inverness over somewhere flashier. It's a long paved rail trail, flat and shaded in long stretches, and you can ride it in whatever size bite the slowest rider wants. Both Villa Boer and Villa Havelaar are described as sitting close to it. The restored 1892 depot in town, the Inverness Depot District, has been turned over to cycling and tourism businesses with an open multipurpose space, which tells you how seriously the town takes bikes.
Downtown clusters around the old Courthouse Square, with the 1912 courthouse now the Old Courthouse Heritage Museum, and the city has a designated Downtown Entertainment District covering that area. An art co-op has opened downtown too. It's small, it's walkable, and for a group it's the kind of place where everyone can split up for an hour and reconvene without anyone getting lost.
Then there's the water. Crystal River sits west of here and is where the manatees go in winter, and Citrus County's springs and golf are close enough that a group can do a trail morning and a spring afternoon off the same driveway. Dinner, in my experience, ends up back at the house: five people cooking in a kitchen with a dishwasher beats a restaurant trying to seat ten.
So which one
If there are nine or ten of you and the dog is coming, it's Villa S&G, and you should book it early because five-bedroom homes with a private pool are the first thing to go in Inverness. Eight of you wanting a hot tub and a lake to look at: Villa Lovie. Six, cycling, and wanting a bathroom each: Villa Boer or Villa Havelaar, with Havelaar winning on pool-deck space and Boer on the jacuzzi. Eleven or more, or a group with two incompatible bedtimes: take two of the three-bedroom houses and stop trying to make one building do a job it can't.
Twenty-eight homes carry our name in Inverness, so if none of the above is free on your dates, that's a question worth asking rather than a dead end.
