Picking a four-bedroom pool home in Inverness

If you want four bedrooms and a private pool in Inverness, Florida, the shortlist worth your time is short: Villa Lovie, Villa Kamp, Villa 4727, Villa Ilse, Villa Pearl, Villa Warren, Villa Grandjean and Oasis. Every one of them is a single-family house with its own outdoor pool, free parking and a kitchen you can actually cook in, and almost all of them sleep eight. So the bedroom count isn't the thing that decides your trip. The bathrooms, the hot tub, the back yard and the pet policy are.
What follows is how I'd choose between them, based on the homes themselves rather than the listing photos.
Four bedrooms here means a house, not a condo
There are no apartment blocks or resort towers in this collection. These are detached houses on their own lots in Inverness neighbourhoods, which is why the parking rule matters more than you'd expect: several of them cap a reservation at three cars. Two families arriving in two cars is fine. A group of eight friends who all drove separately is not.
The other thing a house gives you that a resort doesn't is nobody else at the pool. Villa Kamp's description puts it plainly: no shared amenities, the whole place is yours. That's the format across the board, and it's why four bedrooms in Inverness tends to work out better for a group than four hotel rooms anywhere on the coast.
The bathroom count is the real decision
Eight people sharing two bathrooms on a morning when everyone wants to be at Homosassa Springs by nine is the kind of friction that colours a whole holiday. Three of the four-bedroom homes solve it outright.
- Villa 4727 has four bedrooms and three bathrooms, and it's arranged thoughtfully: the primary bedroom opens straight onto the pool and has its own TV, two twin rooms share a bathroom, and the queen room has a private bath you can also reach from the lanai. Wet feet never cross the living room.
- Villa Kamp is also four and three, on Timucuan Trail, with the pool and hot tub under a big screened lanai.
- Villa Lovie runs four and three, with a king, two queens and a pair of twins, which splits neatly between two couples and a set of kids.
- Villa Grandjean has two bathrooms and seats eight at the dining table, with the pool on the south side of the house under a large covered area.
Villa Bennett sits slightly apart from the rest: four bedrooms and two bathrooms, documented as sleeping six rather than eight. If you're six people who'd rather have a spare room for bags and a quiet corner than squeeze in two more, that's an argument in its favour, not against it. Its listing also notes easy access to the Withlacoochee State Trail, and that it's strictly pet and smoke free.
If the back yard is where you'll spend the week
Villa 4727's pool is big enough to swim lengths in, and the lanai looks out over a pond with Florida wildlife in it. You eat dinner out there and watch the sun go down behind the water. For anyone who came to Citrus County for birds rather than for golf, that's a meaningful difference from a pool with a fence around it.
Villa Kamp works on the same principle from a different angle: old live oaks hung with Spanish moss, a screened lanai wide enough to live on, and sandhill cranes that walk through the yard as if they pay rent. Villa Lovie is documented with a lake view, which is a rarer thing in this collection than a pool.
Villa Warren takes a different approach again. Over two thousand square feet on a big lot at the end of a cul-de-sac, with a screened pool, so the only traffic past the house is people who live on it.
Hot tubs, and which homes are documented with one
A hot tub earns its keep in January, when the Florida evenings turn cool and nobody wants the pool. Villa Lovie, Villa Kamp and Villa Bennett are all listed with a hot tub and jacuzzi, and Villa 4727's own description mentions one on the lanai. Heating for pools and spas is an extra charge at several of these houses and the terms differ from home to home, so sort that with us when you book rather than assuming it's running. Pool heating generally needs a couple of nights to be worth doing.
Cooking for eight, and what's already in the cupboard
Every home in the collection arrives stocked. Fresh linens, towels and washcloths, kitchen towels, travel-sized toiletries, laundry detergent pods, dish detergent, trash bags, and coffee for the first morning so nobody has to find a shop before they've had a cup. The kitchens are fully equipped: pots and pans, baking sheets, utensils, dinnerware, a coffee maker.
Beyond that baseline, the listings differ in ways that matter if you're feeding a crowd. Villa 4727 documents a dishwasher, a full-size oven and range, a blender and wine glasses, plus a dining room separate from the TV room, which is the difference between the cook being stuck with the cartoons and not. Villa Bennett lists a dishwasher, oven, microwave, toaster and a dining table, and Villa Grandjean seats eight. Villa S&G, a five-bedroom if your group grows, has the same full-size range and a dining table built for the whole house.
Washers are standard. Most of these homes list a dryer too, which for a week with kids and pool towels is not a luxury.
Dogs, cats, and the homes that say no
Some of our houses take pets and some don't, and the policy is set per home rather than across the collection. Among the four-bedroom options, Villa Lovie, Villa Bennett, Villa 4727 and Villa Kamp are all currently listed as not allowing pets, and Villa Bennett's listing adds that it's smoke free as well. Villa S&G, the five-bedroom, is listed as pet-friendly, so if the dog is non-negotiable that's the one to ask about first. Policies do change, so confirm with us before you book around a pet either way.
Working a day or two into the trip
Two of the four-bedroom homes are documented with a dedicated workspace: Villa Kamp and Villa 4727, the latter with a home office area and Wi-Fi throughout. Villa 4727 also allows long-term stays, which matters for the snowbird pattern we see a lot of here, where a family comes down for weeks rather than days. Villa Kamp lists a bicycle, which is a pleasant surprise in a town built around the Withlacoochee State Trail.
Where these houses actually put you
Inverness sits inland, on the Tsala Apopka chain of lakes, which is the reason the fishing is good and the reason the town feels like Florida rather than like a beach resort. The Withlacoochee State Trail runs through it, paved and flat, and it's the single best argument for bringing bikes: Villa Corthouts, a three-bedroom, sits right next to it if your group is six rather than eight.
West of town you reach the coast in about half an hour. Crystal River and Homosassa are both roughly twenty-five minutes' drive, and the manatees are the reason most first-time guests come: Ellie Schiller Homosassa Springs Wildlife State Park is the dependable, kid-proof version of that day out. Head north instead and you're at Rainbow Springs State Park in about half an hour. In town there's Lakeside Golf and Country Club, the Old Courthouse Heritage Museum, and the Citrus County Speedway for anyone who likes short-track racing. November brings the Veteran's Day Parade and the Grand Prix; October brings the Cooter Music Festival.
How I'd choose, in one pass
- Eight people, three bathrooms, wildlife out the back: Villa 4727.
- Eight people who want the lanai to be the living room: Villa Kamp, for the oaks and the hot tub.
- Two couples plus kids, with a lake to look at: Villa Lovie.
- Six people who want room to spread out: Villa Bennett, close to the trail.
- Privacy above everything: Villa Warren, at the end of its cul-de-sac.
- Ten people, and a dog: Villa S&G.
We run this locally, with our own team in Citrus County rather than a call centre somewhere else, so if you tell us the dates, the number of cars, whether there's a dog and whether you want the pool heated, we'll tell you straight away which of these is free and which one fits.
