Three-bedroom pool homes in Inverness, Florida

First, the disambiguation, because search engines get this wrong constantly: this is Inverness in Citrus County, Florida, inland from the Gulf, manatee country, not the one in the Scottish Highlands and not the village on Tomales Bay. If you've landed here after wading through listings for Highland cottages, welcome. We manage homes here, and in this town a three-bedroom rental almost always comes with a private pool in the back yard.

The short answer to your question: Villa Boer if you want three bathrooms and a jacuzzi, Villa Havelaar if the pool deck is where you plan to live, Villa Willow Wood if you want the simplest version of the same thing, Villa Ciska if nobody in your group wants to share a bathroom, and Villa Eckhardt if square footage matters more to you than a hot tub. Below is why, and where each one differs in a way you'd actually notice.

What "three bedrooms" buys you in this town

Six guests, in every case. All five of our three-bedroom homes in Inverness sleep six, which means the real decision isn't capacity, it's bathrooms, bath layout and what's outside the sliding door.

That's the useful thing to know before you start comparing photographs. A family of four with two grandparents fits in any of them. A group of six adults who all want to shower before dinner does not fit equally well in any of them, and that's where the differences start to matter.

  • Villa Boer — 3 bedrooms, 3 bathrooms, private pool and jacuzzi, plus a desk set up for working.
  • Villa Havelaar — 3 bedrooms, 3 bathrooms, large pool and Jacuzzi, patio, 1,615 sq ft.
  • Villa Willow Wood — 3 bedrooms, 2 bathrooms, private pool, balcony.
  • Villa Ciska — 3 bedrooms, each an en-suite master suite, private pool.
  • Villa Eckhardt — 3 bedrooms, 2 baths, 2,000+ sq ft of open living space, kettle and coffee maker, desk space.

Villa Boer, for the group that cooks and sprawls

Of the three-bedroom houses, this is where I'd put six people who plan to actually use the kitchen. Three full bathrooms for three bedrooms, a dishwasher and a dining table big enough to eat at rather than around, a blender and a baking sheet in the cupboards, and a jacuzzi next to the pool. There's a dedicated workspace too, which sounds dull on a vacation page and then turns out to be the thing that makes a two-week stay in February possible.

The pool and jacuzzi can be heated for an extra $35 per day. The jacuzzi can be heated day by day; pool heating takes a three-night minimum. In January that heater is the difference between a pool and a decorative rectangle of cold water, so factor it in rather than deciding at check-in.

The house sits close to the Withlacoochee State Trail, the long rail trail that runs through this part of Citrus County. Guests here tend to ride in the morning and swim in the afternoon, and the back deck has the garden on one side and the pool on the other.

Villa Havelaar, if the pool deck is the point

Sixteen hundred-odd square feet and a pool deck with enough lounge chairs that nobody has to negotiate. That's the pitch. The pool is large, there's a Jacuzzi, and the seating around it was clearly bought with six people in mind rather than two. The patio gets the Florida breeze in the late afternoon.

Inside, it's built for shared meals: full-size fridge, range with oven, microwave, dishwasher, dining table, wine glasses in the cabinet. Coffee is stocked, which is a small thing until it's the first morning and nobody wants to find a grocery store. Three bathrooms again, so the morning queue stays short.

Like Villa Boer, it's a short hop to the Withlacoochee trail, and it sits in a small, quiet neighborhood. Pool and Jacuzzi heating is available on request for an additional charge.

Villa Willow Wood and Villa Eckhardt, the two-bathroom options

Both drop to two bathrooms, and both are worth it for different reasons.

Villa Willow Wood is the straightforward one: three bedrooms, two baths, private pool and yard that are yours alone, flat-screens in the living room and the master, washer and dryer, and a spacious living and dining area. The pool can be heated with an electric heat pump for an extra $25 a day, two-night minimum. For a family with young kids who want a pool and a kitchen and don't care about a hot tub, that's a sensible place to land.

Villa Eckhardt is the roomiest of the three-bedroom homes on paper, with more than 2,000 square feet of bright, open living space. No hot tub listed, but there's a balcony, a dishwasher, a toaster, a kettle and a coffee maker, and a dedicated workspace. If your group is more interested in spreading out indoors than in soaking outdoors, this is the trade worth making.

Villa Ciska, when nobody wants to share a bathroom

Three bedrooms, three en-suite master suites. That's an unusual configuration in a house this size, and it solves a specific problem: three couples traveling together, or two sets of grandparents plus parents, where the polite fiction of sharing a hall bathroom wears thin by day three. Each bedroom has its own private bathroom. There's a private pool, high-speed internet, and a TV in the living area.

If your six are three pairs rather than one family, start here and compare everything else against it.

When three bedrooms isn't quite enough

Worth knowing before you book: the jump from three bedrooms to four in Inverness is less dramatic than it sounds, and several of our four-bedroom homes sleep eight for the kind of trip where a seventh person turns up late.

Villa Kamp has a pool and hot tub under palms and old live oaks draped in Spanish moss, plus a desk. Villa 4727 has a lanai looking over a pond with Florida wildlife in it, a hot tub, a two-car garage and a home office area. Villa Lovie has a lake view, a hot tub, and a bed mix of one king, two queens and two twins, which sorts out a multi-generation group quickly. And if you're ten, Villa S&G sits among pastures and old oaks with five bedrooms, a pool and a kitchen built for the full table. It also allows pets, which most of our homes don't, so say so when you enquire.

Three things to settle before you book

Parking first, because it catches people out. Our Inverness homes cap reservations at three cars. If you're six friends arriving from different cities, consolidate before you set off rather than after you arrive.

Pool heating second. It's an add-on, it's priced per day, and it carries a minimum-night requirement that varies by house: two nights at Villa Willow Wood, three at Villa Boer. Ask for it when you book, not when you're standing on the deck in a December wind.

Pets third. Villa S&G accepts them. Villa Boer, Villa Havelaar, Villa Willow Wood and Villa Lovie are listed as pet-free, and we keep strictly pet-free homes deliberately, for guests who need them. Tell us about the dog up front and we'll point you at the right door.

Why book these direct

We pick these houses ourselves and run them with a local team, not a call center three states away. Every home arrives with fresh linens, towels, kitchen towels, cleaning rags, travel-sized toiletries and laundry detergent pods already in place, and the kitchens come stocked with pots and pans, dinnerware, utensils, baking sheets and a coffee maker, so the first shop is groceries rather than groceries plus a sheet pan.

Availability and total price move with the calendar, so check the dates you want on the home's own page. If you're between two of these and can't decide, write to us with how many of you there are, how many bathrooms you need, and whether the pool is the whole trip or just a nice extra. That's usually enough for us to tell you which key to send.
